Whether it is the procurement of necessary documents, the clarification of unexpected legal questions or the planning of conversion and renovation measures - I am always at your side with my experience and competence. With individually coordinated marketing measures, I find potential buyers or suitable offers for you. In cooperation with my network partners of many years, I also support you in drawing up your contracts, which is often a great help, especially for foreign buyers. Until the handover of the property and often far beyond, I am your trustworthy partner.

1. Initial consultation & evaluation
During our first meeting, you will present your property for sale to me, tell me your ideas regarding the sales proceeds and inform me about other facts that are important in connection with the property. After I have gained an overview of your property, you will receive an initial intuitive assessment of the potential of your property from me. At the same time, I will explain to you the further steps and measures that are necessary for a successful sale. This service is of course free of charge. The most important basis for a successful sale of your property is an accurate property valuation. With precise local knowledge, comparable properties and my many years of experience as a real estate agent, I determine a realistic market value of your property. Together with your ideas we will work out a reasonable sales strategy. This service is also free of charge.
I am also happy to undertake real estate appraisals without an agent's commission. Please ask for a concrete offer.
Convinced that I am the right partner for your real estate project?
Then I am looking forward to a trustful cooperation. Basically, I offer my clients two types of brokerage: the so-called sole order (exclusive order) or the general brokerage order. For both forms of cooperation applies: the agreed commission is only due after successful completion. In case of a sole order, only I will take care of the sale of your property as an exclusive partner. The advantages for you are:

If no contract is concluded, all costs incurred up to that point (marketing) will be borne by me.

2. Marketing & visit
The creation of a visually appealing property presentation through high-quality images, a 360-degree tour (Virtual Tour) as well as meaningful and search engine optimized texts are part of my sales standard. Afterwards, your property will be published on my website. Presence in local media and on national and international real estate portals as well as social media platforms is also included in my brokerage activities. Everything in the sense of our sales strategy - well thought out and credibly presented for potential buyers.
With individual and target group oriented marketing measures (online as well as offline) I promote your object with the aim of:
- achieving the highest possible visibility
- achieving qualitative inquiries.
All preparatory work such as telephone calls, e-mail correspondence, bureaucratic organization and scheduling of appointments with potential interested parties will be taken over by me. You will receive a monthly report on the status of the completed viewings with information about the ongoing sales activities. This includes:
- An updated list of customers with concrete prospects
- Feedback from customers on issues such as price, area, build quality, etc.
- Recommendations for action for possible adjustments
- Calendar: Visiting appointment When? With whom?
Visit at the click of a mouse – buy from home! The option of a virtual tour (360° Virtual Tour) and the sending of a meaningful property description help to filter out specific interests. In this way, viewing appointments are limited only to people who are actually interested.
3. Sale / purchase contract / preparation notary contract
The procedure for selling property in Italy is always the same, but differs greatly from the procedures in Austria, Germany, Switzerland or other European countries. In the first step, the prospective buyer submits a verbal or written purchase offer to the seller. This is where negotiations between the parties takes place. As an experienced real estate agent, I take over the negotiation in constant consultation with you. Ultimately, you as the owner have the free choice to accept or reject the offer. After acceptance of the offer, a preliminary purchase contract is concluded. In accordance with Italian law, this remains valid until the definitive notarized contract of sale is concluded. With my network partners of many years (lawyers, notaries and tax advisors) on site I help you to work out these often complicated contracts without stumbling blocks or disadvantages for you. The registration of a purchase offer or a preliminary purchase agreement will also be handled by me for you. In the next step, the definitive purchase contract must now be drawn up. I will discuss any missing documents or updates with the appropriate persons or offices. The draft contract will be sent to the parties in advance for review and control. Afterwards the notary appointment will be arranged with both parties and the notary. Of course, I will also be present at this important appointment. I will also be happy to organize the date for a proper handover of the property, such as an inspection of the premises or possible handover of keys, for both parties to the contract. Benefit here from my broad network of competent service providers who, like me, have only one thing in mind – your satisfaction.
4. Additionally
After the successful conclusion of the contract, I accompany the new owner on request when going to the various offices (municipality, energy supplier, etc.). I can also arrange an introduction with the property management. In case of further questions (furnishing companies, craftsmen, etc.) and possible problems i am still available as a contact person around your new property.
For new construction projects, I will be happy to help you with bureaucratic procedures, special requests during the construction phase and scheduling with tradesmen. Thus, even after the purchase of your dream property, you have only one contact person who will accompany you until you move in.
